 As a Knoxville resident since 1989, I've discovered so many reasons Knoxville is a great place to call home. One of the most influential parts of Knoxville, in my opinion, is the real estate market. It remains one of the most consistent in the nation in terms of home values and one of the most affordable in terms of how much house you can get for the money. Therefore, Knoxville remains very fortunate to NOT have the large swings in pricing and/or number of homes on the market in small periods of time.

 What else makes Knoxville such an attractive place to call home? A few things that make Knoxville so great are its people, The University of Tennessee, the Great Smokey Mountains National Park (Dollywood), scenic landscapes, and low unemployment due to many major companies located within Greater Knoxville such as Sea Ray Boats, HGTV, Regal, Pilot Travel Centers, TVA, and many more. Just recently, Volkswagon added a manufacturing plant just south of Knoxville. A key to a strong real estate market is a strong jobs market, which East Tennessee is rich in. 

  Regarding specific real estate market trends in Knoxville we have been very fortunate to only see a 3-4% drop in home values in the past few years, when most markets of equal size and larger have seen home values drop by up to 60%. Along with having stable home values, the average price of homes makes Knoxville even more attractive! With new construction in some areas starting as low as $80/sq ft, Knoxville continues to attract many new out-of-state residents.

As a Realtor in Knoxville, all of these statistics are very encouraging now, as well as in the future. 

Foreclosures in Knoxville continue to be a big topic. As foreclosures continue to haunt those that are trying to sell their home under normal conditions, they provide a unique investment opportunity for those looking to take advantage of the market and get more house for their money.
